Pre-Purchase Inspection

The most common type of home inspection.  If you are purchasing a home, new or just new to you, this is the type of inspection you are looking for.  To offer the best value to our clients all pricing is quoted on a per house basis.  Please use the "Online Quote" button on our homepage and we will get a quote back to you as soon as possible.

Radon Inspection

Radon is an odorless, colorless gas found in many homes in southeast Michigan, and according to the EPA is the second leading cause of lung cancer after smoking.  We offer short term "instantaneous" testing done during a regular home inspection for an additional flat rate of $50.  However its important to note radon levels can vary tremendously from week to week and even day to day depending on the season, weather, current water table level, and even what equipment (furnace, fans, etc) is running during the inspection.  A short term test such as this will only provide a possible range of radon levels with a 75% confidence interval, and will only indicate whether or not further testing is likely to be necessary.

Pre-Listing Inspection

This type of inspection is for sellers who are looking to simplify and expedite their selling experience.  This service can help sellers with homes in excellent condition showcase that fact to potential buyers, or it can help sellers with potentially problematic homes address issues before they come up in an inspection while under contract.  Prices are quoted on a case by case basis, and partial inspections (roof only, electrical only, etc) are available as well.  All entire home pre inspections include the option of a full on site walkthrough with potential buyers for a nominal fee of $100 (Typically paid by buyer)

Water/Well Inspection

If the home has municipal water, testing for hardness, pH, lead, chlorine, and mercury is included in the basic home inspection at no additional cost.  If the home has a well, additional testing for hydrogen sulfide, nitrate, nitrite, sulfate, and coliform bacteria, as well as functional testing for flow rate and mechanical equipment is an additional flat rate of $100.

New Construction Phase Inspection

This type of inspection is done during the construction process of a new home or addition and goes above and beyond "code" inspections required by law.  There is a common phrase in the building industry, "A home built 100% to code is the worst home you can legally buy".   Building codes largely do not dictate that a home be built well, only that they meet the minimum standards for safety and functionality.  A phase inspection can make sure your home is built using industry best practices and not just minimum standards. Prices are quoted on a case by case basis.

Home Energy Audit

Concerned about high energy bills?  Typically done after a home has already been purchased, but can also be done as part of a pre purchase inspection.  As part of an energy audit we will look at your homes insulation, doors/windows, and mechanical systems to find the best, and most cost effective means of increasing your homes energy performance and decreasing your bills.  Prices are quoted on a case by case basis.
